Asset Depletion Loan Request

Explore qualification using eligible financial assets

An asset depletion mortgage converts eligible documented assets into a calculated income figure for underwriting. It may suit retirees, self-employed borrowers, or others with substantial assets and limited traditional employment income.

Program Highlights

  • Eligible assets may include cash, savings, brokerage holdings, and accessible retirement funds.
  • The lender applies its own eligibility rules and valuation adjustments.
  • Purchase or refinance and permitted occupancy depend on the specific program.

What Lenders Review

Account ownership, liquidity, access restrictions, market exposure, debts, credit, and funds needed for closing or reserves affect the calculation. Pledged assets, business funds, or inaccessible accounts may be excluded.

How the Program Works

After applying any required discounts and deductions, a lender divides eligible assets by its prescribed period to estimate monthly qualifying income. There is no universal divisor. Real estate equity alone is not the same as eligible liquid assets.

Important Considerations

Asset depletion describes an underwriting calculation. It does not automatically require liquidating or pledging investments, and it is not a securities-backed line of credit. Confirm any separate collateral requirement with the lender.

Complete only the form for the program you want reviewed. Estimates are welcome; optional fields may be left blank.

Do not enter Social Security numbers, account numbers, identification documents, or full financial statements.

This form requests an initial financing discussion. It is not a complete mortgage application, loan approval, rate lock, or commitment to lend. Availability, rates, terms, documentation, property eligibility, and occupancy rules vary by lender and state. All financing is subject to underwriting and applicable approvals.
