Ground Up Construction Loan Request

Build your next investment from the ground up

Ground-up construction financing supports eligible investors and builders developing new investment homes or approved tear-down-and-rebuild projects. Depending on the program, financing may include lot acquisition and construction costs.

Program Highlights

  • Funding is commonly tied to an approved construction budget and staged draw process.
  • Build-to-sell and build-to-rent strategies may be considered under different programs.
  • Land already owned may contribute equity, subject to valuation and lender requirements.

What Lenders Review

Lenders evaluate project readiness, zoning, permits, plans, builder experience, liquidity, construction costs, and completed value. Land development, infrastructure work, and vertical building are different scopes; not every lender finances each.

How the Program Works

Prepare a schedule of work, itemized budget, contingency allowance, and exit plan. Draws may reimburse completed work following inspections, so cash-flow planning matters. Permanent financing is separate unless an approved construction-to-permanent structure expressly includes it.

Important Considerations

Permits, construction delays, cost overruns, valuation, and refinance eligibility can affect completion and repayment. No draw speed or completion date is guaranteed.
